Northern Colorado First-Time Buyer Agent: Is Christopher Fry a Fit?

Is Christopher Fry a good choice for first-time homebuyers in Northern Colorado?

The real question is whether my process matches how you want to buy. I recommend getting pre-approved before you tour. When a home catches your interest, I’m glad to go see it with you. A short consultation will show quickly whether we’re a good match.

I’m an Associate Broker with REMAX Alliance, and first-time buyers are one of the groups I work with most. That covers Fort Collins and Loveland to Windsor, Greeley, and Berthoud. My approach is straightforward: pre-approval first, then focused touring, then offers with a plan behind them. Whether I’m the right fit depends on your priorities, so let me walk you through how I work and what to ask before you decide.

• Pre-approval comes first. It defines your search range before you fall for a house outside it.
• Interested in a home? Let’s see it. I’d rather walk through a property with you than talk about it in the abstract.
• Where you’d live gets settled early. My service area covers both Larimer County and Weld County communities, so we narrow it down first.
• Verify any agent, including me. I’ve been licensed since 2014 with 170+ homes sold, but you should still check a license and read reviews before you commit.
• A good first consultation is specific. It covers target communities, payment comfort, timeline, must-haves, and how you want to communicate.

What is it like working with me as a first-time buyer?

You get a clear sequence. Lender conversation first, then focused touring, then offers with a plan behind them.

I’ve walked buyers through that sequence since 2014, and my counseling psychology background shapes how I run it. Buying your first home is a big life decision. I treat it that way.

Why do I recommend pre-approval before you tour?

Pre-approval tells you what you can comfortably shop for, so you don’t spend weekends on homes outside your range. It also makes your offer more credible when you find the right one.

I’d rather you have a real number from a lender before we start. If you haven’t picked a lender yet, that’s a normal place to be, and I’m happy to talk through how to approach that conversation. Keep in mind that a pre-approval is not final loan approval. Your lender can explain exactly what stands between the two.

My first-time homebuyer steps walk through the full order of operations.

What happens when you’re interested in a home?

My answer is simple: if you have interest in a home, let’s go take a look. Photos only tell you so much. Walking through a property is how you learn what you actually care about.

Scheduling still depends on the property. Occupied homes need notice, open houses run on their own timing, and builders have their own procedures for new construction. We’ll sort out the logistics together, and your lender conversation can happen alongside the showing instead of holding up your curiosity.

Do I handle new construction and resale homes?

Yes. New construction is one of my specializations, along with single-family homes, condos, and townhomes. Many first-time buyers here compare builder inventory against resale homes, and I help you weigh both.

If you’re still deciding on a home type, my post on detached or attached homes for Northern Colorado buyers is a good starting point.

What should we cover in a consultation before you start searching?

Where you want to live, what you’re comfortable paying each month, and when you want to move.

Northern Colorado is not one market. Larimer County communities like Fort Collins, Loveland, Timnath, and Berthoud differ from Weld County communities like Greeley, Windsor, Johnstown, Severance, Eaton, and Milliken. Housing stock, commute patterns, municipal services, taxes, and new-construction activity all change from one to the next.

Here’s the checklist I walk my clients through.

Consultation Topic Why It Matters
Target communities and maximum commute Narrows the search across Larimer and Weld counties before you see a single listing
Property type and size Single-family, townhome, or condo changes your options and your maintenance picture
Monthly payment comfort and available funds Sets the real budget, which your lender then helps confirm
Timeline Drives how aggressively we search and how we plan offers
Must-haves versus negotiable features Keeps tours focused and decisions calmer
Comfort with repairs, older homes, or HOA rules Helps decide between resale and new construction
Communication preferences Sets expectations for response times and how showings get requested

What should you ask me about offers and the contract?

Ask how I’d approach offer strategy, inspection and appraisal issues, earnest money, timelines, and competing offers. If you’re considering a builder, ask how a builder contract differs from a resale purchase. Those answers tell you more about an agent than any marketing page does.

Ask about buyer representation up front, too. Broker compensation is fully negotiable and not set by law, and you should understand how it works before you sign anything. For the background, see my post on whether Northern Colorado sellers have to pay the buyer’s agent.

Does market timing change how you should start?

It can. I’ve written about how Northern Colorado real estate has been moving toward more balance, which can give buyers more room to compare options. Your personal numbers matter more than any headline, though. That’s what the consultation is for.

If you’re also researching assistance, my overview of first-time home buyer programs in Northern Colorado is a good place to start. Bring your questions.

How do you decide whether I’m the right agent for you?

Interview more than one agent. Compare how each one explains the process, not just how each one sells themselves.

My website lays out my role, service area, and the buyers I serve, but a website is marketing. Your decision should rest on what you learn in a real conversation and on a few independent checks:

• Verify the license. Use the Colorado Division of Real Estate’s license lookup to confirm any agent’s status and history.
• Read the reviews. Look at what past clients say about communication and follow-through.
• Test the communication. Notice how quickly and clearly an agent answers your first questions.
• Check the fit. Make sure the agent knows the specific communities you’re considering.

My background includes the REMAX 100% Club Award and listing marketing built around professional photography, video, and 3D tours. That matters when you eventually sell. For now, what matters is whether you feel informed and comfortable.

Frequently Asked Questions

Do I need to be pre-approved before Christopher Fry will show me homes?

I strongly recommend getting pre-approved before you start touring, because it sets your price range and strengthens any offer. If a home catches your interest and you haven’t finished that step, reach out and we’ll talk through the best way forward. Scheduling can depend on the property, seller notice, and builder rules.

Does Christopher Fry work with buyers in both Larimer County and Weld County?

Yes. My service area includes Larimer County communities such as Fort Collins, Loveland, Timnath, Wellington, and Berthoud, and Weld County communities such as Greeley, Windsor, Johnstown, Severance, Eaton, and Milliken. In your consultation, we’ll decide which communities fit your commute and housing needs.

What should a first-time buyer bring to an initial consultation?

A rough list of the communities you like, your must-haves, the monthly payment you’re comfortable with, and your ideal timeline. If you’ve already spoken with a lender, bring that information too. Your lender will tell you which documents they need, so there’s no need to guess.

Can Christopher Fry help me compare Fort Collins, Loveland, Windsor, Greeley, and nearby communities?

Yes. Comparing communities is one of the first things I do with a buyer. We look at property types, commute, municipal differences, and new-construction options side by side so you can choose where to focus your search.

Can he help with new construction as well as resale homes?

Yes. New construction is one of my specializations, and I also work with resale single-family homes, condos, and townhomes. We can tour both and compare them against your budget and preferences before you decide.

The Bottom Line

Get pre-approved, tell me what you’re hoping to find, and when a home catches your interest, let’s go take a look.

The best next step is a consultation where you test the fit yourself. I’ll tell you honestly what I see for your goals and budget, even if that means waiting before you search. If you’d like to look around first, you can search Northern Colorado homes here.
