How to Find a Real Estate Agent in

Northern Colorado

How do you find the right real estate agent in Northern Colorado?

Start with fit. The right agent works the specific towns you’re considering, explains the written agreement before you sign it, and communicates the way you want to be communicated with.

I’m Christopher Fry, an Associate Broker and REALTOR® with REMAX Alliance. I’ve been licensed since 2014, helping buyers and sellers across Larimer and Weld counties, from Fort Collins and Loveland to Windsor and Greeley. Let me walk you through what matters in this decision and how I handle each piece.

• Northern Colorado isn’t one market. Your agent should be able to compare Fort Collins, Loveland, Windsor, Greeley, and nearby towns against the same search criteria.
• Colorado’s Division of Real Estate says a buyer who chooses representation enters into a written buyer-broker agreement. It covers duties, services, compensation, and other negotiated terms.
• You can verify an agent’s Colorado broker license and supervising brokerage through the Division’s licensing resources before you hire anyone.
• Broker compensation is fully negotiable and not set by law. The agreement should be explained to you in plain language before you sign.
• I bring more than a decade of experience, 170+ homes sold, and a specialty in first-time buyers, new construction, and luxury to every consultation.

A good working relationship starts with clear communication about your goals, your timing, and the towns on your list. That’s the first conversation I have with every client, before we tour a single home or talk about a listing price.

Does your agent know the towns you’re actually considering?

They should, and “Northern Colorado” on a business card won’t tell you. The region commonly spans at least Larimer and Weld counties, and an agent’s real coverage can be much narrower than the label suggests.

Why does town-level knowledge matter?

Fort Collins, Loveland, Windsor, and Greeley can differ in inventory, pricing, commute patterns, development activity, and buyer demand. A search that looks identical on paper can play out very differently from one town to the next. A good agent can explain how the same wish list compares across those places, and why.

I serve buyers and sellers throughout the region, including Fort Collins, Loveland, Windsor, Greeley, Timnath, Johnstown, Severance, Wellington, Eaton, Milliken, and Berthoud. If you’re weighing two or three of them against each other, that’s exactly the comparison I walk clients through. For a wider look at how the region fits together, see What Buyers and Sellers Should Know About Northern Colorado.

Does the agent’s experience match your transaction?

It should. My specialties are first-time homebuyers, new construction, and luxury, and I work with single-family homes, condos, townhomes, and new builds. If you’re deciding between attached and detached, I lay out the tradeoffs in Detached or Attached Homes for Northern Colorado Buyers.

I also work with move-up buyers, downsizers, and people relocating to the area. Each of those moves has its own timeline and its own priorities, so I don’t run the same playbook for everyone.

What should your agent explain before you sign anything?

The written agreement, in plain language. That means what services you’re getting, how long it lasts, what exclusivity means, how it can be ended, and how compensation works. This is the part people tend to rush, and it’s where a clear explanation matters most.

What’s in a Colorado buyer-broker agreement?

According to the Colorado Division of Real Estate, a buyer who chooses representation enters into a written buyer-broker agreement. It describes the broker’s duties and services, compensation, and other negotiated terms. The state also publishes the official Exclusive Right-to-Buy Listing Contract form, so you can read it before you ever meet with anyone.

Before you sign, I walk you through the duration, exclusivity, services, termination provisions, and compensation terms. Broker fees and commissions are fully negotiable and not set by law. Any compensation a seller chooses to offer a buyer’s agent is optional and negotiated separately. I cover that distinction in Do Northern Colorado Sellers Have to Pay the Buyer’s Agent?

What about disclosures and licensing?

Colorado also provides a separate Brokerage Disclosure to Buyer form. It’s worth knowing when you’ll receive it, and how your broker will act if you’re interested in a home listed by the same brokerage. The state’s guidance on the listing contract and brokerage relationship confirms that services, compensation, and other terms are all fair topics to discuss up front.

You can verify my Colorado broker license, and the brokerage I work under, through the Division’s licensing resources. I work under REMAX Alliance, and I’m glad to answer any questions about that relationship.

How will you and your agent communicate?

That’s worth settling before you start. I want to know how you prefer to communicate, when you’re available, and how involved you want to be day to day.

My background in counseling psychology shapes how I work. I listen first, explain what’s happening and why, and keep you informed from the first consultation through closing. Big financial decisions are emotional, and good communication keeps them from feeling overwhelming.

How does my approach fit your home search or sale?

It fits when you want an experienced, straightforward advocate who pairs local market knowledge with strong marketing and negotiation. Here’s how the things that matter in choosing an agent line up with how I work.

If you’re buying

I’ll help you get specific about your budget, your timeline, and the towns you’re weighing, then build a search around those priorities. Talking with a lender early lets you shop with confidence, and I can point you in that direction.

When a home catches your eye, I’d rather get you inside it than have you judge it from photos. For a realistic sense of timing, read How Long to Buy a House in Northern Colorado.

If you’re selling

Selling well comes down to pricing strategy, presentation, and exposure. My marketing includes professional photography, video, 3D tours, targeted digital advertising, social media campaigns, and a custom property website, all built to help your home stand out.

We’ll talk through preparation, launch, showings, and how we’ll evaluate pricing as feedback comes in. To see what that working relationship looks like, read Working With a Listing Agent in Northern Colorado.

What will it cost?

I don’t publish estimated costs or commission figures in a blog post. Your numbers depend on your home, your timing, and the terms we agree on. The way to see them is a personalized conversation, and I’m happy to set one up.

I’d rather you hear about my work from the people I’ve worked with. You can read my reviews on Google and Zillow. I also host “The Deep Dive,” a podcast about Northern Colorado real estate, market trends, and community insights. It’s another way to get a feel for how I think and communicate.

Frequently Asked Questions

How do I find a good real estate agent in Fort Collins, Loveland, Windsor, or Greeley?

Look for an agent who regularly works in the specific towns you’re considering and can explain how they differ. Inventory, pricing, commute, and development activity vary between them. I serve all four, along with Timnath, Johnstown, Severance, Wellington, Eaton, Milliken, and Berthoud, so I can compare them for you side by side.

Should I choose an agent who specializes in one town or covers all of Northern Colorado?

It depends on your search. If you’ve already settled on one town, deep local knowledge there matters most. If you’re still deciding between Larimer and Weld county communities, you’ll benefit from an agent who works across the region and can compare them. That’s how I work.

What does a Colorado buyer-broker agreement include?

According to the Colorado Division of Real Estate, it describes the broker’s duties and services, compensation, and other negotiated terms. Before you sign, ask your agent to explain the duration, exclusivity, services, termination provisions, and compensation. I go through each of these with my buyers, and broker compensation is fully negotiable and not set by law.

How long should I sign an agreement with a real estate agent for?

The length is a negotiated term written into the agreement, so it should be clear to you before you sign. Make sure you also understand how the agreement can be ended and what happens if you find a property on your own. I explain all of this during a consultation so there are no surprises.

The Bottom Line

The best real estate agent in Northern Colorado for you is the one who knows your towns, explains the paperwork clearly, and communicates in a way that earns your trust. That’s the standard I hold myself to, backed by more than a decade in the business, 170+ homes sold, and a client-first approach.

I’d welcome the chance to talk through your goals, your timing, and the towns on your list. If you’d rather look around first, you can search Northern Colorado homes here and send me any property you’d like to see.
