Wellington was incorporated in 1905 and is named for C. L. Wellington, an employee of the Colorado and Southern Railroad. It calls itself “Colorado’s Northern Gateway” and is the northernmost Colorado town on I-25. The town had about 11,000 residents in the 2020 Census, and the Census Bureau estimated about 12,100 by 2023.
Wellington keeps a small-town feel, with a historic downtown, local restaurants and parks, while Fort Collins shopping, jobs and Colorado State University are about 10 miles south. In 2000, woolly mammoth remains were found in town during home construction, a favorite piece of local history.
Wellington’s main new construction community, with homes built since about 2020 and new homes in the $500,000s. Compare builder incentives and metro district taxes before you choose.
Established neighborhoods with homes from the 2000s and 2010s, many listed under $500,000, close to parks and schools.
Neighborhoods built mostly in the early 2000s, with three- and four-bedroom homes and finished basements at some of the area’s more affordable prices.
Newer neighborhoods from the late 2000s and 2010s with a mix of home sizes, plus townhome options nearby such as Harvest Village.
Older homes near the original town center, some dating to the early 1900s. They come up less often and usually have no HOA.
Larger properties around Wellington offer space for horses, shops and gardens, and make up most listings over $750,000. Check well, septic, water rights and county zoning carefully.
Wellington is served by Poudre School District, which also serves Fort Collins and Timnath. Schools in town include Wellington Middle-High School, Rice Elementary and Eyestone Elementary. Boundaries don’t always follow town limits, so always confirm the assigned schools for a specific address with the district.
Wellington is in Larimer County, so property taxes follow Larimer County mill levies, but the total still varies by neighborhood. Some newer communities are in metro districts that add to the tax bill, and many have HOAs with very different dues and rules. Water and other utility providers can vary, especially on rural properties. I pull the actual tax record, HOA documents and utility providers for every home before you write an offer. Approximate drive times without heavy traffic; your time depends on which side of Wellington you live on. I-25 is the main route north and south.
In late October 2026, more than half of active Wellington listings were under $500,000. Listings under $750,000 averaged about $480,000. The overall average was about $710,000, pulled up by about a dozen acreage and estate listings over $750,000. Ask for a current sold-price analysis for the neighborhood you’re considering.

For most homes, yes. In October 2026, more than half of Wellington listings were under $500,000, compared with about 4 in 10 in Fort Collins, and both towns share Poudre School District. See my Fort Collins real estate guide to compare.
Some. About 1 in 10 active Wellington listings in October 2026 was new construction, most of it in Sage Meadows. Bring your own agent on your first visit to a model home, because some builders have registration rules.
Many newer neighborhoods have HOAs, and some are in metro districts that add to the property tax bill. I pull the HOA documents and the full tax record for every home before you write an offer.
Fort Collins is about 10 miles south, roughly 15 to 20 minutes to north Fort Collins by car. Downtown Denver is about 1 hour 15 minutes away, depending on traffic.
Whether you’re buying your first home, looking for acreage or selling, I’ll help you compare neighborhoods, HOA and tax costs, and true monthly payments before you commit.
