Timnath was incorporated in 1920. The town was named by a local Presbyterian minister, Rev. Charles A. Taylor, after the Biblical city of Timnath in the Book of Judges. For most of its history it was a small farming town, but that has changed quickly: Timnath had about 6,500 residents in the 2020 Census, and the Census Bureau estimated about 10,800 by 2024.
The historic downtown along Main Street sits about half a mile east of the Harmony Road and I-25 interchange, and much of the town’s shopping and dining has grown up along the Harmony Road corridor. Timnath Reservoir and the town’s parks and trails add open space, and Old Town Fort Collins, Windsor and the Poudre River are all a short drive away.
Harmony Club is built around a private golf course and has some of the highest-priced homes in town, including custom homes and estate lots. Expect HOA dues and club membership options to be part of the cost.
Neighborhoods of larger homes, many listed over $1 million, from 2010s builds to brand-new construction. Serratoga Falls has some of the highest-priced new construction in town.
One of the town’s larger established neighborhoods, with single-family homes from the 2010s on plus newer townhomes and condos. It’s one of the few places in Timnath to find homes under $500,000.
Newer neighborhoods with a mix of single-family homes and townhomes, many built since 2020, close to parks and the Harmony Road corridor.
Builders are active in communities such as Kitchel Lake, Rendezvous, Timnath Lakes and Serratoga Falls. Read my new construction buyer guide before you visit a model home.
A small number of older homes and larger lots near Main Street, the town’s original center. These come up rarely and can be a good fit if you want more land and fewer HOA rules.
Timnath is served by Poudre School District, which also serves Fort Collins, Wellington and parts of Loveland and Windsor. Schools in and near town include Timnath Elementary, Bethke Elementary and Timnath Middle-High School, which opened in 2022. Some Timnath students attend other Poudre schools depending on address and enrollment, so always confirm the assigned schools for a specific address with the district.
Timnath is in Larimer County, so property taxes follow Larimer County mill levies, but the total varies a lot by neighborhood. Most of Timnath’s newer communities are in metro districts that add to the tax bill, and nearly all have HOAs with very different dues and rules. Water and other utility providers also vary by neighborhood. I pull the actual tax record, HOA documents and utility providers for every home before you write an offer. Yes, a lot. About 1 in 3 active Timnath listings in October 2026 was new construction, in communities such as Kitchel Lake, Timnath Lakes, Rendezvous and Serratoga Falls. Bring your own agent on your first visit to a model home, because some builders have registration rules.
Most do. Nearly all of Timnath’s newer neighborhoods have an HOA, and many are in metro districts that add to the property tax bill. I pull the HOA documents and the full tax record for every home before you write an offer.
Timnath sits about half a mile east of the Harmony Road and I-25 interchange, so most of Fort Collins is 10 to 20 minutes away. Downtown Denver and Denver International Airport are each about an hour by car, depending on traffic.
Whether you’re comparing builders, moving up to a larger home or golf community, or selling, I’ll help you compare neighborhoods, HOA and metro district costs, and true monthly payments before you commit.
