Windsor began in 1873 as a halfway stop between Greeley and Fort Collins. The town was platted in 1882, incorporated in 1890 and grew around the Great Western Sugar factory that opened in 1903. Today it’s one of the fastest-growing towns in Northern Colorado: about 32,700 residents in the 2020 Census, and more than 40,000 by recent Census estimates.
The heart of town is Main Street (Highway 392) and Windsor Lake, with Boardwalk Park next to the lake and a paved path around the water that’s popular for walking, biking and fishing. The town maintains more than two dozen parks. Eastman Park on the southeast side is a trailhead for the Poudre River Trail, a paved trail of about 21 miles that follows the Cache la Poudre River between Windsor and Greeley. Many residents commute to Fort Collins, Loveland or Greeley for work.
Older homes, from historic houses to mid-century ranches, close to Main Street, Windsor Lake and Boardwalk Park. Mature trees, no metro district in most blocks, and walkable access to local restaurants and events.
A large master-planned community anchored by RainDance National, an 18-hole golf course designed by Fred Funk. Mostly newer construction, from townhomes to luxury estates. RainDance is served by a metro district, so ask about the added property tax.
Lakes, trails and the Pelican Lakes golf course, with homes built from the late 1990s to today. Many homes back to water or the course. Parts of Water Valley are also in metro districts.
A golf course neighborhood on the Larimer County side of Windsor near I-25, with larger homes, townhomes and easy access to Fort Collins and the interstate.
Builders are active in neighborhoods such as Greenspire, Prairie Song, Trevenna and Poudre Heights, with options from townhomes in the high $400,000s to semi-custom homes. Read my new construction buyer guide before you visit a model home.
Neighborhoods like Brunner Farm, Winter Farms and Village East offer resale homes from the 2000s and 2010s, often with lower HOA dues and no metro district, though you should confirm for each address.
Most of Windsor is served by Weld RE-4 School District, which also serves Severance. The district runs Windsor High School and Severance High School, Windsor Middle School, Severance Middle School and Ridgeline Middle School, plus a number of elementary schools across both towns. Families also consider charter options such as Windsor Charter Academy. School boundaries don’t follow town limits exactly, so always confirm the assigned schools for a specific address with the district.
Windsor sits in two counties. Much of the town, including downtown, is in Weld County, while west-side neighborhoods near I-25, such as Highland Meadows, are in Larimer County. The county affects your property tax rate, which assessor and treasurer you deal with, and which comparable sales an appraiser uses.
Many newer Windsor neighborhoods are also in a metro district, a special taxing district that pays for roads, parks and infrastructure through an added mill levy on your property tax bill. Two homes at the same price can have noticeably different monthly payments because of this. I always pull the actual tax record and any metro district and HOA details before you write an offer. | From Windsor to | Typical drive |
|---|---|
| Fort Collins | About 15 to 25 minutes |
| Greeley | About 15 to 20 minutes |
| Loveland | About 20 to 25 minutes |
| Downtown Denver | About 1 hour |
| Denver International Airport | About 50 to 60 minutes |
Approximate drive times without heavy traffic; your time depends on which side of Windsor you live on. Windsor’s main routes are I-25, Highway 392 (Main Street) and Highway 257.
Both. Much of Windsor, including downtown, is in Weld County, and the west side near I-25 is in Larimer County. The county affects property taxes and which comparable sales are used, so I confirm it for every home we look at.
In late October 2026, active Windsor listings averaged about $700,000, or roughly $270 per square foot. About 3 in 10 listings were under $500,000 and about 1 in 9 were over $1 million. Prices change, so ask for a current sold-price analysis for the neighborhood you’re considering.
Most of Windsor is in Weld RE-4 School District, which runs Windsor High School and Severance High School along with middle and elementary schools in both towns. Always confirm the assigned schools for a specific address with the district.
Many newer neighborhoods, including RainDance and parts of Water Valley, are in metro districts that add to the property tax bill. Older neighborhoods near downtown generally are not. Check the tax record for each address before you make an offer.
Yes. About one in three active Windsor listings in October 2026 was new construction, in communities such as Greenspire, Prairie Song, Trevenna and RainDance. Bring your own agent on your first visit to a model home, because some builders have registration rules.
Fort Collins is about 15 to 25 minutes away and Greeley about 15 to 20 minutes. Downtown Denver is about an hour, and Denver International Airport is about 50 to 60 minutes, depending on traffic.
Whether you’re buying your first home, moving up or selling, I’ll help you compare neighborhoods, taxes and true monthly costs before you commit.
